What does a home inspection include?
A home inspection includes a visual evaluation of the roof, structure, foundation, electrical system, plumbing system, HVAC, attic, and other visible components of the home.
How long does a home inspection take?
Most inspections take between two and three hours depending on the size and condition of the home.
Should I attend the inspection?
Yes. Attending the inspection allows you to see the home firsthand and ask questions about any findings.
Do you perform mold inspections?
Yes. Mold inspections are one of our most requested services. We evaluate moisture conditions and visible mold growth and identify areas prone to mold development.
Do you perform commercial property inspections?
Yes. We provide commercial inspections for offices, retail buildings, and small commercial properties.
When will I receive my inspection report?
Inspection reports are typically delivered within 24 to 48 hours after the inspection is completed. Reports arrive in an easy-to-read online PDF format, and same-day reports are available upon request.
Are you licensed and insured?
Yes. Magnolia Home Inspections LLC is licensed in the state of Louisiana (Louisiana Home Inspector License #20044) and fully insured.
What areas do you serve?

Can I add mold, thermal imaging or drone coverage to a standard inspection?
Yes. Pool and spa inspections, asbestos testing, thermal imaging and drone inspections can each be scheduled individually or added to a standard inspection package.
Do you inspect newly built homes?
Yes. New construction inspections verify workmanship and identify defects independently of the builder, and are best scheduled before your final walkthrough.
