A Safer, More Detailed View of What You Cannot See From the Ground
Some of the most important parts of a building are also the hardest to inspect β steep roof slopes, multi-story chimneys, second-story flashing, valley intersections, and elevated components that ladder access cannot safely reach. Drone inspection solves both problems at once: complete visual coverage of every elevated surface, with no one climbing, no missed sections, and no guesswork.
Magnolia Home Inspections uses 4K high-resolution drone technology to document elevated components on residential and commercial properties throughout Alexandria and Central Louisiana. The aerial imagery becomes part of your inspection report β pairing clear close-up photos with the rest of the property documentation.
What Drone Inspections Document
Drone inspection captures every elevated surface that can be safely flown β giving you complete visual coverage of components that traditional ladder-based inspection often cannot reach.
Roof Surfaces & Coverings
Every roof slope is documented in 4K resolution, including areas that ladders cannot safely access. Asphalt shingle condition, missing or damaged shingles, granule loss, lifted edges, hail or wind damage, and overall remaining service life are all visible in the aerial documentation.
Flashing, Vents & Penetrations
Roof penetrations are common failure points β plumbing vent boots crack, chimney flashing pulls away, and skylight seals fail over time. Drone imagery captures every penetration clearly, identifying conditions that often can only be confirmed visually from above.
Chimneys & Tall Structures
Chimney crowns, caps, flashing, brick or stone condition, and any visible cracking or deterioration are documented from a vantage point that ground-level or ladder-based inspection cannot match. Multi-story chimneys are especially well-suited to drone documentation.
Gutters, Fascia & Soffit
Gutter alignment, debris accumulation, fascia rot, soffit damage, and the transition between roof edge and exterior wall are all visible in aerial imagery. Drone inspection often identifies water management issues that contribute to long-term moisture problems.
Commercial Roof Systems
Flat and low-slope commercial roofs benefit significantly from drone inspection. Membrane condition, ponding water, parapet wall conditions, and rooftop equipment installations can all be documented from above without sending personnel onto the roof surface.
Hard-to-Reach Areas
Multi-story properties, steep-pitch roofs, properties with limited ladder access, and any elevated component that cannot be safely walked or accessed are ideal candidates for drone documentation. If a ladder cannot safely reach it, drone inspection often can.
Why Drone Inspection Matters
Drone documentation is not a gimmick β it produces measurably better inspection results on the components most likely to need it.
No Skipped Roof Areas
Steep, multi-story, or unsafe roofs traditionally get partial inspections β inspectors walk what they can safely walk and document the rest from the ground. Drone inspection eliminates the gap. Every roof surface gets the same level of documentation, regardless of pitch or height.
Safer for Everyone Involved
Roof falls remain one of the most common serious injuries in the home inspection industry. Drone inspection eliminates the need to climb steep, wet, or fragile roof surfaces β protecting the inspector, the property, and the homeowner from avoidable risk.
Better Documentation for Buyers
4K aerial imagery becomes part of the permanent inspection record. Buyers can review roof condition with their own eyes, real estate agents can use the imagery in negotiation, and the documentation supports any future repair, warranty, or insurance discussion.
When Drone Inspection Is Used
Included With Many Standard Inspections
For homes and commercial properties where the roof cannot be safely walked, drone inspection is included as part of the standard inspection β capturing aerial documentation of the elevated components alongside the rest of the inspection report.
Available as an Add-On Service
For properties where the roof can be walked but you want the additional aerial documentation, drone inspection is available as an add-on. Common situations include pre-listing inspections where sellers want comprehensive documentation, post-storm assessments after wind or hail events, and any property where the buyer wants the most complete record possible.
Standalone Drone Documentation
For homeowners, property managers, or real estate professionals who need aerial documentation without a full home inspection, standalone drone documentation visits are available. Common uses include insurance claim documentation, suspected post-storm damage, and routine roof condition records for property management portfolios.
Drone Inspection FAQ
Common questions from buyers, sellers, and property owners across Central Louisiana.
Is drone inspection included with a standard home inspection?
Drone inspection is typically used when the roof cannot be safely walked β multi-story homes, steep pitches, fragile roof materials, or properties where ladder access is unsafe. For walkable roofs, drone documentation is available as an add-on if you want the additional aerial record.
What resolution does the drone capture?
We use 4K high-resolution drone technology, which captures clear close-up imagery of roof surfaces, flashing, vents, chimneys, and other elevated components. The imagery is detailed enough to identify granule loss, hairline cracking, lifted shingles, and other conditions that lower-resolution cameras would miss.
Can drone inspection replace a full home inspection?
No β drone inspection documents elevated components only. It does not replace evaluation of the electrical system, plumbing, HVAC, foundation, interior finishes, or other components that require on-site inspection. Drone imagery is one part of a complete inspection, not a substitute for one.
What if weather prevents flying on inspection day?
Drone flights require safe weather conditions β high winds, heavy rain, or low visibility may prevent flying. If conditions prevent drone documentation on inspection day, we will reschedule the drone portion for the next safe flying day at no additional cost.
Can I use drone imagery for insurance claims?
Drone imagery becomes part of your inspection report and can support documentation of property condition for insurance purposes. For active claims, your insurance carrier may have specific documentation requirements β let us know in advance and we can confirm whether drone documentation will meet their needs.
Are there properties drone inspection cannot cover?
Drone flights have to comply with FAA airspace rules. Properties near airports, in restricted airspace, or in certain controlled zones may have flight restrictions that prevent drone use. We confirm flight eligibility before scheduling so there are no surprises on inspection day.
Do you serve my city in Central Louisiana?
Yes β we serve customers within a 60-mile radius of Alexandria, including Pineville, Ball, Natchitoches, Marksville, Leesville, Jena, Opelousas, and all surrounding communities.
